Our Lands Fully Serviced Land across from School within Village need to be Zoned R1

Dear Mr. Ginty,

We were surprised  and disappointed when we saw the the Draft plan of Kenmare Municipal District for Spunkàn in Waterville. Our fully serviced accessible site was Zoned R4.In our county development plan Submission as well and our submission to the Kenmare Municipal District showed that we have a fully serviced site with full access to the main services a tar-macadamed road,concrete footpaths,street lighting leading to our land ready for immediate development. We have a full right of way through to our site from the main public road leading through an already developed estate.

 Attached were pictures of the site and entrance that is within the village and directly across from the main Primary school within the village along with a letter from our engineer confirming that our site was fully serviced and connected to the main sewer/Service that has been recently upgraded in Waterville.We also can’t understand how then lands beside us that are land locked, have no main entrance and are not serviced and did not make any submission got the same R4 Rating as us.Also I would like to point out that lands that were Rated R1.across from green area have no main entrance and are currently undeveloped.that is why we feel it is imperative that our site is Zoned R1 as it is ready for immediate development.Please note on the 1st of September the Kerry County council printed that there were a least 41 Additional new homes needed for Waterville.There is now a local link 280 service that started on the 5th of august this year operating from Waterville to Killarney.I do hope all those factors and the fact that the Kerry County Council have set out a policy of Rural village Rejuvenation, will be taken into consideration when zoning is finalised.Please find attached outline proposal for our site.Note there is currently only two family homes for sale within Waterville Village. It should be a matter of urgency to configure policy to enable lands that are ready for immediate development should be Zoned R1 with no Restricted allocation.
