My clients has lands which are located within the development boundary of Ardfert Village which are located next to the GAA grounds of there village. These lands have direct access to the public road and give a great opportunity for Residential Development for the village. Currently only a small portion of the land is zoned (south of the stream) as Passive Open Space Amenity and we feel lands as contained with Folio KY19673 to the north of the steam are best suited for future development of the village.

4. Housing Need and Demand Assessment (HNDA) & Housing Strategy

We feel that while some lands in Ardfert are zoned for residential use this site gives additional volumn and capacity for the village and is located within the development boundary with direct access to the public road and to amenities. The lands in question are not currently zoned and we believe that this gives a great opertunity if the lands were zoned for future development and growth of the village where there is a lack of houses on the market and where there is an every increasing demand for dwelling houses in the area.
